Description
The Clifton Hill site is close to 1000 square metres and located on a corner, with a third side of the site bounded by a laneway. It is therefore a versatile site which offers a number of development opportunities.
Retailplan were asked to investigate three quite different development options, so that they could be evaluated against each other.
The key options include mixed use with retail at ground floor and apartments over, 3 levels of apartments and, finally, 3 storey town houses. The first two schemes have basement car parking, while the third parks cars at ground floor to provide convenient access to the town houses.
Challenges
Key challenges included maximising accommodation with in a 3 storey height restriction, creating a development which would be compatible in looks and bulk with the surrounding street scapes, and in the case of the retail-based scheme, to deal efficiently with loading and car park access.
