750 Collins St Retail  Design Brief, Melbourne, Victoria


750 Collins Street is a Commercial Office building located at the western end of Collins Street close to Southern Cross Station where Collins Street enters the Docklands Precinct. Commercial leases were due for renewal and the existing retail components were not performing well. The owner GPT, through Project Managers JLL, had called for expressions of interest from a number of Commercial Architects for proposals to refurbish and revitalise the building. The Architects were all concerned however that the retail component of their brief did not contain sufficient direction. As a result, JLL engaged both retailplan and Future Food to prepare trade area reviews and to provide recommendations to inform all parties of the short-comings of the existing building and to identify appropriate opportunities for its future redevelopment.  retailplan prepared their report in the form of a retail Design Brief.


retailplan identified a number of difficulties in the building’s existing retail planning and proposed opportunities to improve the retail component of the development, it’s exposure, access and traffic flows to assist with its long term viability.


Success Factors

retailplan prepared a briefing document for the competing Architects and then evaluation criteria to assist with the assessment of the retail components of each proposal. The opportunity was also taken to further develop the final design brief to incorporate the best components of each design proposal.

With improved exposure and accessibility, and reorganisation of the retail areas, 750 Collins Street will be positioned to take advantage of the new momentum in the precinct and to compliment, rather than to compete with, the other significant retail developments in the vicinity.
